Buying a House in Waipu: Village, Waipu Cove or Country, and What Homes Cost

Waipu real estate covers a lot more ground than the size of the town suggests. Buying a house here means choosing between four quite different ways to live: in the village, out at Waipu Cove, in one of the new subdivisions, or on land in the country behind. Prices, buyers and the things you need to check change with each one. I have written before about why people fall for living in Waipu. This is the practical guide for people who are ready to buy.

Where Waipu is

Waipu is in the Whangārei District, in Northland. It sits just off State Highway 1 on Bream Bay, about 40 kilometres south of Whangārei and roughly 120 kilometres north of Auckland. Whangārei is around half an hour away, and central Auckland about an hour and three quarters on a clear run. The village is small but growing quickly. The census counted 867 residents in 2013 and 1,392 in 2023.

Houses for sale in Waipu village

The village is where most of the everyday life is. It has the main street with its cafés and shops, the museum that tells the story of the Scottish Highlanders who settled here in the 1850s, a Sunday market each month, and Waipu School, which takes children from year 1 to year 6. Older students go to Bream Bay College in Ruakākā, about ten minutes north. Homes range from older character houses to much newer ones. If you want to walk to coffee and have neighbours close by, this is the part to look at. A 2.5-kilometre cycle and walkway now heads out of the village towards the Cove.

Waipu Cove houses for sale

Waipu Cove is about eight kilometres east of the village, and it is the beach most people picture when they think of Waipu: white sand, views out to the Hen and Chicken Islands, and a surf club that patrols in summer. Waipu Cove real estate is a mix of original baches, holiday houses and permanent homes, and not many come up for sale at any one time. From the Cove a coastal walkway runs south past the pancake rocks to Langs Beach. I cover that stretch in my guide to Langs Beach and Waipu Cove.

New homes and sections for sale in Waipu

New subdivisions around the village have added a lot of choice in recent years. You can buy a section and build, or buy a house and land package from a building company. A new home means modern insulation and little maintenance for years. It also means reading the contract carefully: what is included, the completion date, and what happens if the build runs late. Lifestyle properties around Waipu

Inland, towards the Waipu Caves and the hills, the properties get bigger: lifestyle blocks, small farms and homes with real privacy, a short drive from the village. Out here you can expect tank water and your own septic system, the driveway and fencing are yours to maintain, and broadband and mobile coverage vary from one valley to the next. Waipu house prices

Over the past twelve months 69 houses sold in Waipu at a median price of about $940,000, down from about $1.02 million the year before. They took a median of 69 days to sell, up from 43, so buyers currently have time to look properly and negotiate. Bear in mind that one figure for Waipu covers very different kinds of property, so it tells you about the market as a whole and not what any one home is worth. Waipu or Mangawhai?

Many buyers look at both. The two are about half an hour apart along the coast. Mangawhai is the closer one to Auckland and Waipu the closer one to Whangārei, and they sit in different districts, Kaipara and Whangārei. On price, the median is about $1 million in Mangawhai and about $1.1 million at Mangawhai Heads, against $940,000 in Waipu. What to check, and when to look

Waipu has a river and low-lying land near the coast, so look at the council hazard maps for any property you are serious about and get an insurance quote early. Ask which water and wastewater services the home is connected to, because it differs between the village, the Cove and the country. Near the beach, look hard at roofing, joinery and decks. Timing matters as well. Google searches for property in Waipu and Mangawhai peak every January, at roughly double the winter level, so the best homes get the most competition over summer. Look in spring if you can, and visit on a wet day in July as well as on New Year’s Day, when the Highland Games are on. You want to like both.
