First Home Buyers Guide

Buying your first home in Whangārei, Mangawhai or anywhere across the wider region is exciting — and a lot to take in. Here’s a simple, no-jargon roadmap, and remember Megan is always happy to walk you through any step.

1. Sort your finances first

Talk to a mortgage broker or your bank to understand how much you can borrow and get a pre-approval. Knowing your budget up front means you can move quickly and confidently when the right home appears.

2. Know the First Home schemes

Check whether you qualify for a KiwiSaver first-home withdrawal or a First Home Grant. These can make a real difference to your deposit — your broker or Kāinga Ora can confirm your eligibility.

3. Choose your area

The area offers everything from affordable entry suburbs like Tikipunga, Raumanga and Kaiwaka to coastal lifestyle spots. Think about commute, schools and the lifestyle you want. Our suburb guides are a great place to start.

4. View, research and do your due diligence

Once you find a home you love, get a builder’s report and a LIM, and read the title carefully. Ask questions — there are no silly ones.

5. Make your offer

Megan can guide you on a fair offer and the conditions to protect yourself (finance, builder’s report, LIM). With Arizto’s transparent process, you’ll always know where you stand.
