Before you sell, it’s worth knowing exactly what it’ll cost. In New Zealand there’s no single fixed price to sell a house — it depends on your agent, your marketing and a few standard expenses. Here’s a plain-English breakdown.
1. Agent commission — usually the biggest cost
Commission is what you pay the agency for selling your home, and it’s typically the largest expense. Rates vary between agencies, and some charge a tiered percentage that adds up quickly on higher-value homes. With Megan it’s one clear, competitive rate — 2% + GST — and, crucially, it’s only payable when your home actually sells.
2. Marketing and admin
Getting your home in front of buyers costs money: professional photography, drone video, and premium listings on the portals. Some agencies bill this to you upfront, win or lose. With Megan’s $0-upfront model your marketing is included and only paid on a successful sale — no sale, no fee.
3. Legal fees
You’ll need a lawyer or conveyancer to handle the paperwork and settlement — usually a fixed fee of around a thousand dollars or so, paid at settlement. This is separate from your agent.
4. Optional extras
Some sellers choose home staging, extra social-media advertising or an auctioneer. These are optional and quoted separately — never assume they’re compulsory.
What you don’t pay upfront with Megan
