Auction
Your home is marketed for a set campaign, then sold under the hammer on auction day. Auctions create urgency and competition, and an unconditional sale on the day. They work best for in-demand properties where you expect multiple buyers — coastal and lifestyle homes often suit this. The trade-off is a more intensive, more public campaign.
Deadline sale
Buyers submit their best offers by a set date, with no listed price. This casts a wide net, keeps some flexibility, and can flush out a strong offer before the deadline. It’s a popular, lower-pressure alternative to auction and suits a broad range of homes.
Price by negotiation
Your home is listed with a price (or “offers over”), and buyers negotiate from there. It’s straightforward and familiar to buyers, and works well when there’s a clear market value — though pricing it right from the start is key to avoid sitting on the market too long.
