Is Whangārei a Good Place to Live? An Honest Guide for People Moving North

Is Whangārei a good place to live? It is a question I hear a lot, usually from Aucklanders who have spent a weekend up here and gone home doing sums. My honest answer is yes for a lot of people, but not for everyone. Whangārei is a harbour city that is steadily growing, from 53,841 people at the 2023 census to an estimated 56,100 two years later, and it gives you more house, more coast and more time than a big city can. It also asks you to accept a few trade-offs. Here is an honest look at living in Whangārei, good and bad.

How far Whangārei really is from Auckland

Whangārei is about 158 kilometres north of Auckland by road, a little over two hours on a normal run. Air New Zealand flies between the two every day, and the flight takes about 25 minutes. The road is getting better as well. In July 2026 the Government signed the contract for a new 26-kilometre, four-lane expressway from Warkworth to Te Hana, the first section of the Northland Expressway. Main construction is due to start in late 2027 and the road is expected to open in 2033. Until then, the winding climb over the Brynderwyn Hills is still part of the trip.

The climate

Northland calls itself the winterless north, and Whangārei largely earns it. The average daily high is around 24 to 25 degrees in January and still 15 to 16 in July, and the city gets close to 2,200 hours of sunshine a year. The other side of a subtropical climate is rain. Whangārei gets roughly 1,300 to 1,500 millimetres a year, and summer is humid. Gardens love it. When you are buying a house, it means paying attention to sun, ventilation, drainage and how well the place has been looked after.

Jobs in Whangārei, the new hospital and study

This is the question that decides most moves. Whangārei is the service centre for the whole of Northland, so the jobs are in health, education, trades, retail, the port, and the farming and forestry that surround the city. Whangārei Hospital is the region’s base hospital, and a major rebuild is under way. Ground was broken in September 2026 on a new acute services building and a 158-bed ward tower, both scheduled to be finished in 2031. NorthTec has its main campus in Raumanga and the University of Auckland has a campus in the city. Plenty of people who move here bring their work with them and travel to Auckland when they need to. If you depend on a specialised career, look at the local job market before you buy, not after.

Schools and things to do

The city has a real choice of secondary schools, including Whangārei Boys’ High School, Whangārei Girls’ High School, Kamo High School, Tikipunga High School and Pompallier Catholic College, so check which schools an address is zoned for before you make an offer. Out of school there is more to do than most newcomers expect. The Town Basin, on the Hātea River, has the marina, galleries, markets and the Hundertwasser Art Centre, and the Hātea Loop walkway circles the river from there. Whangārei Falls, a 26-metre waterfall in Tikipunga, is a few minutes’ drive from the centre. Ruakākā’s surf beach and the Tutukākā Coast are each about half an hour away, and the far end of Whangārei Heads is about 45 minutes. What you won’t find is big-city shopping, nightlife or concerts. For those, people drive south.

Whangārei house prices

This is where Whangārei wins people over. Across the main suburbs, median house prices over the past twelve months run from about $445,000 in Raumanga, through about $580,000 in Onerahi and Tikipunga and a little over $700,000 in Kamo, to about $880,000 in Maunu. If you are looking at houses for sale in Whangārei under $500,000, Raumanga is the one main suburb where the median sits below that line. Across Northland as a whole the median sale price in August was $630,000, against $750,000 nationally, and Auckland is higher again. Renting first, sections and lifestyle blocks

Not everyone buys straight away. Whangārei rentals are searched for on Google almost as often as houses for sale, and renting for six months is a sensible way to test a suburb before you commit. If it is land you are after, sections and lifestyle blocks begin on the edges of the city, a short drive from the centre. The honest downsides

No place suits everyone. It rains more than you may be used to. The city centre is quiet at night. Some specialist services, medical and otherwise, still mean a trip to Auckland. Suburbs vary a lot from one to the next, and sometimes from street to street, so local advice matters. And if your job needs you in an Auckland office several days a week, the drive will wear thin. The people who move here happily are usually the ones who came for the space, the water and the pace, and knew what they were trading for them.
