Why you keep the same $8,970 at every price
Both structures charge 2% above $400,000. The only difference is the first $400,000, where Barfoot & Thompson charge 3.95% and we charge 2%. That 1.95% on $400,000 is $7,800, or $8,970 with GST. So on any home selling for more than $400,000 — nearly every home from Mangawhai to Whangārei — the commission gap is $8,970, whatever the price. Below $400,000 their $11,000 + GST minimum applies and the gap changes; the comparison calculator gives an exact figure at your price.
Barfoot & Thompson’s published commission rates, in full
Straight from their website, checked on 15 September 2026: 3.95% on the first $400,000 of the sale price, then 2% on the balance, with a minimum commission of $11,000, plus GST. Where the price is “inclusive of GST (if any)” the fee is charged on the GST-inclusive amount. Their site also notes that all real estate commission in New Zealand is negotiable, so treat these as their standard published rates rather than a quote, and read their page here.

Every fee is charged once, at settlement, out of the sale proceeds. There is nothing to pay before your home sells and nothing to pay if it doesn’t. That’s the part most sellers care about more than the percentage: with a traditional agency you’re often asked for marketing money up front, whether or not the campaign works. With us, the risk sits on our side of the table.
Is the cheaper commission the whole story?
No, and we’d rather say so than pretend. Commission is one line on the settlement statement; the sale price is the big one. A good agent, whichever brand they work under, earns their fee on the price they achieve and how cleanly the deal gets done. What we’d say is this: the marketing you get with us is the premium package the big brands sell, including a Platinum listing on Trade Me, the exposure is the same portals every buyer uses, and the person doing the work is a licensed local agent who lives on this coast. You’re paying less for the same reach, not for less reach. The proof is in the sold list on the homepage.
