Why so many people are asking about new builds here
Bream Bay and Mangawhai have been building steadily for years, and a lot of what’s going up is new subdivisions. Waipu has fresh house-and-land releases around Three Rivers, Ruakākā keeps adding streets behind the beach, and Mangawhai Hills is a master-planned development on the slopes above the village. If you’ve been searching “house and land packages Waipu” or “new homes Ruakākā”, you’re in good company; it’s one of the most common things people in this area look for. I sell existing homes rather than new builds, so this isn’t a sales pitch for either. It’s the plain guide I’d give a friend who asked me which way to go.
What a house and land package actually is
There are two common shapes, and they feel different in practice. A land-and-build package means you buy the section and sign a separate build contract with the builder, then pay in progress instalments as the house goes up. You own the land from day one, you can usually tweak the plan, and you carry the cash-flow through the build. A turnkey package means you pay a deposit and settle the balance when the finished home is handed over. It’s simpler and the price is fixed, but you don’t own anything until settlement and the inclusions are whatever the contract says, which is often less than the show home suggests. Either way, get a lawyer to read the contract before you sign, not after.
What’s on offer around Waipu, Ruakākā and Mangawhai
At the time of writing, Strand Homes is marketing three-bedroom, two-bathroom house-and-land packages in the Three Rivers subdivision at Waipu, and buyers in Ruakākā are searching for the same builder there. In Mangawhai, the Mangawhai Hills development is advertising sections from around $499,000 to $799,000 and house-and-land packages from about $1.3 million, on plots of roughly 1,100 to 1,800 square metres with design guidelines attached. Numbers like these move, so treat them as a snapshot and check the developer’s current release. What doesn’t change is the pattern: new-build stock is concentrated in a few subdivisions, while the rest of the market, the beach baches, the village homes, the lifestyle blocks, is all existing property.
New build or existing home? The honest comparison
A new build gives you a warranty, modern insulation and double glazing, a known maintenance picture for the first decade, and usually a lower deposit requirement from lenders. What it rarely gives you is position. The established streets near the beach, the estuary and the village were built out years ago, so a new build in this area typically sits a few minutes back from the water on a smaller, flatter site. An existing home may need work, but it can put you on the coast, on a bigger section, or among mature trees that a new subdivision won’t have for twenty years. Resale matters too. New subdivisions can have several near-identical homes come to market at once, which caps prices; a well-placed existing home competes with far fewer alternatives.
Things to check before you commit
Read the inclusions list line by line and assume anything not written is not included: driveway, fences, landscaping, curtains, heat pump and letterbox are all regularly left out. Ask about the sunset clause, which lets either party cancel if the build runs past a date, and understand who benefits from it. Confirm the build guarantee, whether it’s Master Build or Certified Builders, and that a Code Compliance Certificate will be issued on completion. Check the section for fill, drainage and flood mapping, which matters on the flats around Ruakākā and parts of Waipu. If you’re relying on a First Home Loan or a new-build lending exemption, confirm the specific property qualifies rather than assuming every new build does. And look at the timeline realistically; builds in Northland routinely run past the first date you’re given.
If you own here already and are thinking of building
A lot of my sellers are moving from an older home into a new build in the same area, and the timing is the hard part. Builders want deposits and progress payments while your equity is still sitting in the house you live in. The cleanest approach is usually to sell first with a longer settlement, or to negotiate a settlement date that lines up with the build’s expected completion, with some buffer.
